What’s included

What general
contracting covers.

When a project crosses several rooms, several trades or the wall of the house, someone has to hold the whole of it. That is the general contractor’s job.

  1. Full home renovation

Several rooms renewed as one project, so the floors, trim and finishes agree from room to room.

    • Kitchens, bathrooms and basements together
    • Flooring through the house
    • Layout changes
    • Trim and paint
  2. Additions and extensions

More house where the lot allows it, tied into the structure and services you have.

    • Home additions
    • Home extensions
    • Tying new structure into old
  3. Outdoor transformation

The yard as one plan instead of one project at a time.

    • Decks, patios and interlocking
    • Pergolas and pavilions
    • Porches
    • Fences and gates
  4. Coordination

The part that isn’t carpentry: sequence, trades and approvals.

    • A written scope for the whole project
    • Scheduling the trades
    • Permits and inspections
    • One point of contact

Why Sonce

One contractor,
both sides of the door.

Most renovators stop at the back door and most landscapers start there. We plan and build on both sides of it.

  1. 15+ years in business

Sonce Homes brings more than 15 years in business to work inside the home and out in the yard.

  2. Licensed and WSIB insured

Sonce Homes is licensed and WSIB insured. Ask us about the credentials relevant to your project.

  3. Design before construction

We work through the design with you, with drawings to help you picture the work, before you approve it for construction.

  4. A conversation throughout

We discuss the work and your budget at the start, then keep you informed as the project moves through each stage.

Good to know

Planning a larger project:
what shapes the job.

A project that spans rooms, trades or the building’s walls is mostly an exercise in sequence and paperwork. Three things are worth understanding first.

One scope, several trades

A written scope describes what is being built, with which materials, and what is excluded. On a multi-trade project it is also the document each trade works from, so a gap in it becomes a gap on site.

Changes are normal. What keeps them manageable is agreeing each one in writing, with its effect on the work already planned, before it is carried out.

Additions and structure

An addition starts with the zoning by-law: setbacks, height and how much of the lot the house may cover. Those limits decide the footprint before any design does.

Joining new structure to an existing house means matching floor levels, carrying loads properly where walls are opened and extending heating, plumbing and wiring. That is why an addition involves drawings and a building permit from the start.

Permits, inspections and coverage

Building permits come from the municipality and are inspected at set stages. Electrical work has its own process with the Electrical Safety Authority.

Before hiring anyone for a project of this size, ask about insurance and check their WSIB status. WSIB’s online clearance service shows whether a business is registered and in good standing.
