What’s included

What general
contracting covers.

As a general contractor in Aurora, Sonce takes on work that has to be planned as one: a kitchen, bathrooms and basement renewed together, a basement turned into a second suite, an addition, or a yard built in one go, from deck and patio to pergola and pavilion.

  1. Full home renovation

With several rooms in one project, the trim, flooring and finishes line up as you walk through.

    • Kitchens, bathrooms and basements together
    • Flooring through the house
    • Layout changes
    • Trim and paint
  2. Additions and extensions

The lot sets the limit. Within it, an addition ties into your structure and services.

    • Home additions
    • Home extensions
    • Tying new structure into old
  3. Outdoor transformation

One plan covers the yard, in place of separate projects.

    • Decks, patios and interlocking
    • Pergolas and pavilions
    • Porches
    • Fences and gates
  4. Coordination

Carpentry is one part. The rest is sequence, trades and approvals.

    • A written scope for the whole project
    • Scheduling the trades
    • Permits and inspections
    • One point of contact

Why Sonce

One contractor,
both sides of the door.

For most renovators the job ends at the back door; for most landscapers, that’s where it begins. We plan and build both.

  1. 15+ years in business

Sonce Homes brings more than 15 years in business to work inside the home and out in the yard.

  2. Licensed and WSIB insured

Sonce Homes is licensed and WSIB insured. Ask us about the credentials relevant to your project.

  3. Design before construction

As we go over the design together, drawings give you a picture of the work, and you sign off before it’s built.

  4. A conversation throughout

We start with a talk about the work and what you want to spend, and from there we keep you informed at each stage.

What a general contractor in Aurora coordinates

What you hand over to us is the order of it all: who comes when, which inspection has to pass before a wall closes, and what happens when an old house shows something no drawing did. On an Aurora project the order of trades follows the permit. Framing is checked before the plumber and electrician rough in, their work passes the Town of Aurora's inspection before insulation and drywall close it, and cabinets, tile and flooring wait for the drywall. The general contractor books each trade as the one before it finishes and has the inspector in at the right stage, so nothing is covered before it has been seen.

Design, budget and sign-off for an Aurora renovation

Planning comes before any trade arrives. We work through the design with you, with drawings and 3-D drafts of the finished rooms, and you approve them before construction. The budget is part of that first conversation, so the design is drawn to it. Work starts once an agreement is signed, you hear as each stage is finished, and anything you change midway is priced in cost, time and materials before it is built.

Renovating a century house versus a 1980s house

In Aurora, the age of the house is the first thing that moves a renovation's cost. Northeast Old Aurora, the streets north of Wellington, was built between the 1860s and the 1930s, and opening a wall there is often the first real look at its framing, wiring and plumbing. What turns up is priced once found and before it is fixed, so the scope leaves room for it, and the sequence puts that discovery early, before finishes are ordered. Hills of St Andrew dates from the 1980s, so in a house there, about 40 years old, the structure rarely surprises: the questions are more about layout and the age of the fittings, and the budget follows how many rooms are renewed at once.

Home additions in Aurora, or a suite below

Before an addition is drawn in Aurora, we find out whether the lot is one the conservation authority looks at. Land near a lake, river, stream, wetland or steep slope in the Lake Simcoe watershed may be regulated by the LSRCA, and new foundations there can need its approval as well as the Town's permit, which can change both the footprint and the start date.

Then there is what the extra space is for. Zoning By-law 6000-17 allows a second suite in a detached, semi-detached or link house, within its zoning provisions, so room for a relative can sometimes come from the basement instead of a new wing. Where an addition is the right answer, we draw it, price it from the drawings and run it under the same scope as the rest of the house.
