What’s included

What a kitchen
renovation includes.

With Sonce, a kitchen renovation in Aurora covers the whole room: a measured plan, custom cabinets with an island or peninsula, pantry and drawer storage, stone counters, a tile backsplash, the sink and faucet, hardwood or tile floors, lighting, trim and paint. Plumbing and wiring are planned alongside the cabinets, so they agree before anything is ordered.

  1. Layout and design

Where the sink, range and fridge sit, how you move between them, and whether a wall should stay.

    • A measured plan of the room
    • An island or a peninsula
    • Opening the kitchen to the next room
    • A design to review before work starts
  2. Cabinetry and islands

Made to measure for the room, the storage puts an awkward corner and a tall wall to work.

    • Custom cabinetry
    • Custom islands
    • Pantry and drawer storage
    • Hardware
  3. Counters and backsplash

Where a kitchen takes its wear, the material is matched to your cooking and the care you’ll put into it.

    • Quartz, granite and marble counters
    • Tile backsplash
    • Sink and faucet installation
  4. Floors and finishing

Flooring, trim and lights go in last, and they’re what tie the kitchen into a single room.

    • Hardwood or tile flooring
    • Lighting
    • Trim and paint

Kitchen renovation permits in Aurora

A good share of kitchen work here needs no building permit at all. The Town of Aurora lists the installation of counters, millwork and floor finishing among exempt projects, provided the work still meets the Zoning By-law and, where it applies, the Ontario Building Code. New cabinetry in the same footprint, a stone counter and a new hardwood or tile floor fall under that, which keeps a finishes-only kitchen free of permit lead time.

Two kinds of work change the picture. Structural or plumbing changes, such as a wall coming out or a sink moving to an island, go to the Town first. Wiring for new circuits is separate again: a Licensed Electrical Contractor notifies the Electrical Safety Authority before the wires go in, so the island outlets and the range circuit are booked with the rough-in.

A kitchen renovation in Aurora's century houses and 1980s subdivisions

Northeast Old Aurora, the residential area north of Wellington Street, was built up between the 1860s and the 1930s. In a house of that age, the old cabinets come off before the new ones are set so we can see what they covered: whether the wiring is grounded, what the pipes are made of and whether the floor has settled. Any repair that turns up is priced before it is done.

Hills of St Andrew, beside St. Andrew’s College around Bathurst Street and St. John Sideroad, dates from the 1980s, so its kitchens are about 40 years old. If the layout still works, a kitchen of that age suits new cabinets, counters and floors on the existing plumbing. If the house was planned with a closed kitchen, opening it to the family room is the bigger question, and the one to settle first.

Opening the kitchen to the next room: the wall, the beam and what runs inside it

Whether a wall can come out depends on what it holds up. A non-structural partition is removed and the floor, ceiling and the walls at each end are patched. A load-bearing wall is replaced by a beam sized to the load, and the structural change goes through a building permit before demolition, so it belongs in the design stage rather than halfway through the job.

Walls also carry services. Pipes, a heating duct or wiring inside the wall are rerouted into the floor, the ceiling or a nearby wall, and that rerouting is planned with the cabinets, so an island can take the sink or cooktop if you want it to. Opening the room changes the lighting plan as well, because one long space needs light where the wall used to be.

The order a kitchen goes back together

Design, approval and ordering come before demolition, and the old kitchen keeps working while the new cabinets are made. Once work starts, the old kitchen comes out, the plumbing and wiring are roughed in, and the walls are closed and painted. If the sink moved, the alteration permit can bring a separate plumbing permit with it, which adds an application and inspections to the schedule.

Cabinets go in next, then the counters are templated from the installed boxes, so there is a pause while the stone is cut. The backsplash, sink, faucet, lighting and trim follow. Through most of this the kitchen can’t be used, which is why a temporary corner with a fridge and a kettle is worth setting up on the first day.
