What’s included

What a bathroom
renovation includes.

A bathroom renovation in Aurora with Sonce runs from demolition to the shower glass: plumbing rough-in, a waterproof membrane behind the tile, an exhaust fan vented outside, a custom vanity with a stone counter, tile and heated floors, mirrors and lighting. The trades behind the walls are coordinated so the room is opened once and closed once.

  1. Showers and tubs

Both a walk-in shower and a soaking tub, or just one, laid out for the space.

Bathroom renovation permits in Aurora

In Aurora, whether a bathroom needs a building permit usually comes down to the plumbing. The Town’s list of work that needs no building permit includes repairing or replacing plumbing fixtures, and replacing bathroom cupboards when no plumbing work is involved. A new toilet on the old flange, a tub swapped for another in the same alcove, or a vanity set over the same drain all sit on the no-permit side of that line.

A plan that moves things sits on the other. A toilet shifted to another wall, a shower built where a linen closet was or a second sink drain changes the plumbing, and that goes to the Town before the floor is opened. We work out with you which side your plan is on and help with the application. Wiring for lights, a fan or a heated floor is a separate filing with the Electrical Safety Authority.

Bathroom renovations in Aurora's older houses and 1980s ensuites

Two Aurora neighbourhoods show how far apart bathroom jobs here can be. Northeast Old Aurora, the residential area north of Wellington Street, grew from the 1860s to the 1930s, and a bathroom there sits inside framing, wiring and pipes that can be a century old or more. That is why the check behind the plaster comes before the layout is fixed: it decides where a heavy tub or a new drain can go.

Hills of St Andrew, around Bathurst Street and St. John Sideroad, was built in the 1980s, so its bathrooms are around 40 years old. There the price depends more on your choices than on what the walls hide: whether the corner tub becomes a walk-in shower, whether the toilet moves, how far the tile runs up the walls and whether the floor is heated. The least expensive version keeps every fixture on its drain.

Behind the tile: the membrane, the fan vented outside and a heated floor

Most of what makes a shower last is never seen again once the tile is on. The old board comes off, the framing is checked for water damage, and the shower floor is rebuilt to slope toward the drain. A waterproof membrane then goes across that floor and up the walls, into the niche and around the valve, before a single tile is set.

An exhaust fan vented to the outside does the same job for the rest of the room, because steam that stays inside ends up in the paint, the grout and the framing. A heated floor, if you want one, is a mat under the tile on its own circuit. Both are wired while the walls are open, so they are decided before demolition.

From corner tub to walk-in shower: what the conversion takes

Swapping a tub for a walk-in shower is one of the more common bathroom changes, and the old tub drain usually sits close to where the shower drain needs to go. The tub comes out, the floor is rebuilt with a slope and waterproofed, and the walls are tiled to the height you choose. A low curb or a curbless entry depends on what the floor structure allows.

Think about the tub before it goes. If it is the only one in the house, small children or a future buyer may miss it, and some households keep a tub in the main bathroom and put the walk-in shower in the ensuite. Settle that before the layout is drawn, since it decides where the drain goes.
