What’s included

What a basement
renovation includes.

A basement renovation in Newmarket with us is one of three jobs: finishing bare concrete from the slab up, remodelling a finished basement after taking out what is there, or building a second unit with its own kitchen and bathroom, fire separation, exits and egress windows.

  1. Layout and framing

Posts, stairs and mechanical equipment are already there, so the rooms are planned around them.

    • A design for the whole floor
    • Framing and insulation
    • Ceilings and bulkheads
    • Doors and trim
  2. Floors, walls and lighting

The finishes that make a basement feel like the floors above it.

    • Flooring suited to a basement
    • Drywall and paint
    • Lighting and wiring
  3. Bathrooms and kitchens

A bathroom, a kitchen or a wet bar below grade, with the plumbing to serve it.

    • A basement bathroom
    • A second kitchen or wet bar
    • Plumbing rough-in
    • Ventilation
  4. Basement apartments

Your municipality and the Building Code set the requirements a separate unit is built to.

    • A kitchen and bathroom of its own
    • Fire separation between the units
    • Exits and egress windows
    • Work to the approved permit drawings

Basement renovation permits in Newmarket

Finishing a basement is named on the Town of Newmarket's permit list, so drawings and a review are part of every basement we finish here. If heating is carried into the new rooms, the Town can ask for heat loss and heat gain calculations, to confirm the furnace can carry the extra space, and a duct layout by a qualified designer. The Town needs roughly 10 to 15 working days to review a complete application, a wait that sits before the first stud goes up. After the review, the inspections listed on the reviewed plans set the pace, and the walls stay open until the rough-in has passed.

Dry first: moisture checks before any framing

Dry comes first in every basement we renovate. Before any framing we check the walls and floor for moisture, and a leak, a crack or damp is repaired while the concrete is still bare. In a Newmarket house from the Traditional Suburban years, built between the 1940s and the 1990s, the foundation has had decades of seasons, so that check carries weight in the budget.

Basement finishing in Newmarket

An unfinished basement is the simplest starting point. A half-finished one is sorted into what stays and what goes, and a fully finished one that no longer suits is taken back before it is rebuilt. A bathroom, a wet bar or a second kitchen brings plumbing rough-in and ventilation into any of them. Whichever you have, the design follows how you want to use the floor, and the permit drawings are made from it.

A second unit downstairs: registering it with the Town

A basement apartment is a separate home within the house, built to approved permit drawings. Newmarket adds two steps beyond the build. By-law 2013-13 requires a home with an additional residential unit to be registered with the Town, and each unit needs one more parking space on the lot. Both are checked before the unit is designed, so neither holds up a finished apartment.
