We build saunas inside Newmarket houses and behind them: Finnish rooms with a stove and stones, infrared rooms, wooden banyas and stand-alone cabins. You approve the size, bench layout and heater first. Then one crew frames, insulates, lines and fits the room, and a licensed electrical contractor runs the heater circuit.

Sauna installation in Newmarket: a sauna building in the yard

Outdoors, the sauna is a small building with its own footing and roof, and two Town of Newmarket rules shape its design. Past 15 square metres it needs a building permit, which means drawings and an inspection. Below that, it stays off the permit list only while it has no plumbing, so a shower or drain in the cabin is decided before the drawings, not after.

Where the cabin stands is a zoning question, permit or not. Newmarket points owners of small yard buildings to its Zoning Examiner for setbacks from the lot lines, building height and lot coverage, and we treat a sauna cabin the same way. The spot is settled first. After it come the footprint, the bench layout, the door and glass, and the cable route from the house panel.

A sauna in the basement or a spare room

Indoors, every wall and the ceiling get insulation and a vapour barrier behind the wood, so steam stays out of the house frame. The heater circuit runs on a separate track: the Town of Newmarket does not regulate electrical work, so the circuit needs no Town permit and is handled with the Electrical Safety Authority. We check the panel has room for it before the heater is chosen.
