What’s included

What a deck project
includes.

As a deck builder in Holland Landing we show you the deck in a rendering, with its height, stairs and railings drawn, and you approve it before anything is bought. Underneath go footings and a pressure-treated frame; on top, cedar or composite boards and railings in cedar, aluminium or glass.

  1. Wood decks

Cedar or pressure-treated lumber, stained in the tone you choose or left to weather.

    • Cedar or pressure-treated boards
    • Single and multi-level layouts
    • Stain and sealer
    • Wide steps down to grade
  2. Composite decks

The surface needs little beyond a wash: composite boards laid over a wood frame.

    • Composite decking
    • Cedar posts and rail caps
    • Aluminium balusters
    • Raised decks with stairs
  3. Stairs, railings and lighting

You touch them every day. They are picked and built along with the deck.

    • Cedar, aluminium or glass railings
    • Stairs and landings
    • Lights set into the risers
    • Decks around an above-ground pool
  4. Design and rendering

A rendering and a measured layout come first, and only then is lumber ordered.

    • Site measure and levels
    • Layout and material choices
    • A rendering to review
  5. Repair and renovation

Decks that are sound underneath get brought back, and for the rest there’s honest advice.

    • Frame and joist repairs
    • New boards on an existing frame
    • Railing replacement
    • Deck waterproofing

Holland Landing deck permits and the exemption’s conditions

The Town’s exemption has more conditions than height. A deck beside a required exit needs a permit however low it is, and so does one that clears the height limit only because the ground within 1.2 m (4 ft) was built up. The Site Alteration By-law is a separate track: it names adding a deck as work that calls for a Site Alteration Permit application. We confirm both while the deck is still a drawing, and help with the applications.

Deck builder in Holland Landing for riverside and wetland lots

Lots that run down to the river, or sit by a stream, a wetland or a steep slope, may be regulated by the Lake Simcoe Region Conservation Authority, which then has to permit any structure and any grading. For a deck that affects placement as much as paperwork: footings, a regraded slope and stairs toward the water all count. We keep the footings where the approvals allow.

Septic tanks and older frames on Holland Landing lots

If the house is on septic, find the tank before you picture the deck. The Town of East Gwillimbury asks owners not to build a deck over it, so we locate the lid and draw around it, which can mean a narrower section on that side or a stair that lands clear of it. An existing deck may not need replacing: on an older deck whose frame is still sound, new boards, joist repairs or new railings can be enough, so we check the frame before quoting a rebuild.
